What experience do you have?
Founded in 2005, our Director has been actively managing rental properties since 1998.
What industry organisations do you belong to?
We are members of the Real Estate Institute of NZ (MREINZ) and carry Property Management Level 4 Accreditation.
What are your fees?
Our fees are a competitive 8.0%+gst of rents received and accounts paid (excluding water bills) and $30+gst for quarterly inspections. $15.50+gst is charged for credit checks on tenancy applicants.
What are your move in costs?
On approval, every tenant is required to pay a four week bond and two week's rent in advance. A tenancy sign up fee of one week's rent+gst is charged to the owner to find tenants.
How do you handle water bills?
We request you complete a redirection form with Watercare and have them send the bill directly to us. We pay any balance owing and invoice the tenant for their share AT NO COST TO YOU. We follow up any outstanding balance from the tenant.
What is your rent arrear process?
We balance our trust account daily and will contact your tenant the day any payment is missed. Day two sees a breach notice issued. We do not tolerate any arrears and take all necessary steps permitted under the Residential Tenancies Act, and you are kept informed at all times.
When do you pay out to owners?
We can tailor our payments to suit you; but most prefer a mid month payment and beginning of the month payment. If required we can pay as often as weekly (conditions apply).
How often do you do inspections?
As standard, we inspect your property each quarter, and you will receive a written report with photographs. These are $30+gst. Ingoing inspections, final inspections and inspection re-checks are not charged unless due at the time a quarterly inspection occurs.
What is my property worth?
Talk to us now for a free rental appraisal. This involves visiting the property at a suitable time, and completion of a written assessment, printed on site at the time of completing the viewing.
Are you available after hours?
Yes, and we can carry out property viewings and appraisals at times to suit. We are always available on call for emergencies.
